About this publication
The Dubai Desk is a bi-weekly editorial publication covering Dubai property. It is written by Benjamin Baker, a licensed real estate agent at Edwards & Towers (RERA registered), JGE branch, and a five-year Jumeirah Golf Estates resident. The publication is published independently of Edwards & Towers' brokerage activity, with the explicit approval of E&T's managing director.
The Dubai Desk is paid by subscription on a Member and Insider tier basis, with a founding rate window for early subscribers. A separate free publication, Benjamin Baker JGE, covers Jumeirah Golf Estates specifically on a monthly cadence at benjaminbakerjge.com. Both publications are published by Autonomix Global, a sole establishment licensed under the Department of Economic Development (DED) in Dubai.
Editorial independence
Benjamin Baker does not promote his own Edwards & Towers listings on this publication. Specific properties may be cited as market data, with disclosure where relevant. This is a standing rule and is not subject to commercial pressure.
The publication carries no third-party advertising in editorial content. The publication does not accept payment in exchange for editorial coverage of any developer, brokerage, property, or community.
Sources and data
Property transaction data, rental data, and market metrics are drawn from licensed Dubai property market intelligence providers including REIDIN Insight, accessed through Edwards & Towers' broker subscription. Underlying records originate from Dubai Land Department public records. Editorial use is licensed in writing.
A note on time horizons. When a property changes hands in Dubai, the deal is struck the day buyer and seller sign Form F, the main contract of sale submitted by the agent through the DLD Brokers Portal. From Form F to transfer typically takes anywhere from one month to three and a half months for cash deals, longer for mortgage deals, longer still for off-plan transactions tied to developer payment milestones. The data this publication describes is registered transaction data, which means it reflects buyer commitments made weeks or months before the registration date.
