The method

Every figure The Dubai Desk publishes is computed from Dubai Land Department registered transactions and from nothing else. This page is the contract behind every number: where the figures come from, how they are computed, and when the Desk declines to publish a number at all.

Source

The source is the land register. The Desk reads registered transactions from Dubai Land Department records, retrieves them repeatedly, and publishes only when repeated retrieval converges on the register's own totals and the sentinel sales are present in the extract. A single retrieval from an open register is a sample, not a record.

Computation

Figures publish at community grain, in stated windows. The headline figures on an area desk are the median registered resale price, the full registered range, and the rate per square foot computed as the median of per-transaction rates, each over the stated window. Annual series report each year on the same basis.

Thin samples

With a thin sample, the honest number is the range. When a window holds fewer than eight registered sales, the Desk publishes the range and the count only, never a median. Gaps are shown as gaps and are never smoothed.

Separate lines

Where a community contains a product that trades on a different basis, it is reported as a separate line and never enters the community median. Attribution to a line uses registered characteristics, such as a registered plot-size fingerprint, and the basis is stated on the page that carries the line.

Below-market transfers

Registered below-market transfers are part of the register, so they are part of the record. Ranges that include them say so. The desk reads them as registered: the record, not the brochure.

Corrections

When the register moves or a figure fails a later check, the page corrects in place and the desk says so. No figure survives on the site that the current extract cannot reproduce.
