Dubai Creek Harbour prices: what the towers on the creek actually registered
This page is for owners and buyers in Dubai Creek Harbour. It explains what the Dubai Land Department's register of completed sales says about prices here, in plain words, and every figure in it comes from that register.
See what homes like yours really sold for, home by home and district by district, from the Land Department's own record.
Dubai Creek Harbour is one of the youngest markets The Dubai Desk reads. The first resale the Land Department registered here is dated 2019, so almost everything has changed hands once, at most twice, since it was built. That makes this register unusually easy to read: there is very little old stock to drag a figure around.
In the twelve months to 22 October 2026, the Dubai Land Department registered 996 resales across Dubai Creek Harbour, over 30 towers that traded in the period. The busiest was The Grand with 90 registered resales at a median of AED 3.15 million; then The Dubai Creek Residences (66 resales, median AED 3.5 million) and Palace Residences - North (59 resales, median AED 2.55 million).

The same report is on sale for every other district on this site. The eight busiest are Jumeirah Village Circle, Business Bay, Dubai Marina, Mohammed Bin Rashid City, International City Phase 1, Dubai Sports City, Downtown Dubai and Arjan, and twenty-one more are on the reports desk. Each one is this year for AED 199 or one earlier year for AED 99, and every year since the register opened for AED 499 where that record is on the shelf. 16 towers and communities in those districts have a file of their own, AED 49 for the last twelve months or AED 149 for every sale since the first. What it is
A PDF of the Land Department's own register for one place. No asking prices, no listings, no opinion of ours.
What you get
Every registered sale in it, row by row and newest first: the date, the price, the size, the rate per square foot, and the rent record beside it.
How it is yours
Bought once, tax inclusive, no subscription. Emailed by a person, usually within the hour. Keep it, print it, show it to anyone.
Why it will not embarrass you
Every figure traces to a registered transfer, and each page count on this page is the real length of the file we fetched and counted. If it is wrong you get the corrected file: delivery, replacement and cancellation.
Why you would buy it again
The register moves every day. A document is rebuilt at the next reading after its register moves and says the date it was read to, so a later copy carries every sale registered since.

Why there is no community-wide price here
The towers on this waterfront were finished in different years to different specifications, and the register shows it: those medians are a long way apart for homes a few minutes' walk from one another. A single Creek Harbour average would hide exactly the difference a buyer is trying to see, so the Desk prints the figure tower by tower and never blends them.
What a young register can and cannot tell you
The Desk prints a median where a tower registered at least eight resales in that time, a range where it registered three to seven, and only a count below that. In a community this new the bar matters more than usual: a tower handed over recently may have registered a handful of resales, and a handful is a fact about a few homes rather than a price for the tower. The count beside every median is there to be read first.
Dubai Creek Harbour holds 3,335 registered resales in total. The free desk page carries every tower with its twelve-month count, median, range and rate per square foot; the paid report carries the year-by-year record and every registered sale, row by row.

What is the median apartment price in Dubai Creek Harbour?
It depends on the project: The Grand registered a median of AED 3.15 million and Palace Residences - North a median of AED 2.55 million in the twelve months to 22 October 2026. The Desk does not print a community-wide median because it would hide that spread.
