The range in the same window includes registered below-market transfers, and the desk reads them as registered: the record, not the brochure.

Two things stand out in the twelve months. First, the estate trades thinly: twenty-six registered sales across Dubai's original gated estate is a market where every transaction moves the read, which is why the desk publishes the range alongside the median. Second, the largest known sales are present in the record, including the 58 million record, which is how the desk verifies the extract is complete before anything publishes.
