The Emirates Hills desk opens with the estate's registered record current to 22 July 2026. Twenty-six villa resales registered in the twelve months to that date; the median was AED 62.5 million. The range in the same window includes registered below-market transfers, and the desk reads them as registered: the record, not the brochure.

Two things stand out in the twelve-month window. First, the estate trades thinly: twenty-six registered sales across Dubai's original gated estate is a market where every transaction moves the read, which is why the desk publishes the range alongside the median. Second, the sentinel sales are present in the record, including the 58 million record, which is how the desk verifies the extract is complete before anything publishes.
