The estate
Emirates Hills is Emaar's original flagship. Roughly six hundred bespoke villas stand on plots of 14,000 to 40,000 square feet, set around the Montgomerie's eighteen holes and the estate's lakes, in one of Dubai's first freehold areas. Buyers bought plots and commissioned their own homes. No two villas repeat, and the register records one estate rather than a set of developer sub-communities.
Lettered sectors organise the estate's addresses: E and W on the lakes, P and R toward the golf and skyline, H around the community centre. Named products include the Signature Villas and the Montgomerie Maisonettes.
This page attaches no figures to sectors or streets: the register carries no sub-community grain for Emirates Hills, and the Desk does not infer what it cannot trace.
Where the estate trades
In the twelve months to 22 July 2026 the estate's villas traded at a median of AED 3,013 per square foot. That rate sits with Dubai's prime inland golf estates, below the waterfront-island tier. In absolute terms the estate's AED 62.5 million median exceeds every prime villa market outside those islands. The record runs twenty-six years, with a publishable annual median every year since 2006.
The Emirates Hills Registry Index
The desk's registry index publishes as paired CSV and JSON files: emirates-hills-registry-index_YYYY-MM for the trailing windows, with the annual file alongside. Files are versioned monthly and never silently rewritten, under the family scheme of The Dubai Registry Index.
The index publishes when the desk opens: after the production extract passes completeness verification, the aggregates clear the publication thresholds, and a month of figures survives the audit chain.
Method — this desk
Source and completeness
Sole source: the Dubai Land Department's open register. Each extract is built by repeated retrieval and unioned on transaction identity until successive retrievals add nothing new. An extract is accepted only when the estate's sentinel transactions, including its record sales, are present. The register's Emirates Hills universe is the estate's master-project record within the Al Thanayah Fourth area.
Basis
Completed resales only: sale procedure, existing-property registration, duplicates removed on transaction identity. Two registrations are excluded as partial-interest transfers, identified by registered areas of 30 and 41 square metres, a fraction of any plot in the estate. Each exclusion is documented and re-verified against the register at every update. Registered below-market transfers, including transfers recorded at legacy plot prices, remain in all counts and medians. They are real registered transactions. The published range notes their presence.
Lines and thresholds
The estate reports two lines. The villa line is the headline. The Montgomerie Maisonettes, a distinct product within the gates, report separately, attributed by registered plot-size fingerprint as noted at the figure. Publication thresholds are the Desk's standard: median at eight or more sales in the window, the range at three to seven, the count below three. Figures publish at estate grain only.
