Lines awaiting a first registered resale

The records beyond the lines

Four registers sit outside the residential lines and enter no line figure. The commercial and hospitality record holds 270 registered resales since April 2014: 136 offices, 131 hotel apartments and 3 shops, of which 18 registered in the window between AED 300,000 and AED 1.78 million. The whole-building record holds 92 registered building transfers since May 2007; two registered in the window, at AED 89.85 million in November 2025 and AED 78.61 million in June 2026, and the highest on record is AED 90.4 million, registered January 2025. The parcel record holds 23 registered land transfers, none in the window; the most recent, AED 40.65 million, registered March 2025. And 50 villa resales carry no project tag at all: five registered in the window, from AED 3.9 million to AED 9.5 million, the highest in June 2026.

10,247 registered tenancies of a home in Dubai Sports City started in the twelve months to 19 August 2026, out of 88,377 on the register all told.

New tenancies, 5,340 of them, register at median AED 60,000 a year. Renewals, 4,907 of them, register at median AED 51,650.

A new letting therefore registers about 16% higher than a renewal.

This is the district's whole registered letting record. The Land Department's rent register names a project on only 80,910 of these 88,377 tenancies — 8% carry no project tag at all, where the sale register tags every one — so 60 of the 92 lines with a sale record can carry a rent figure of their own, and the rest are reported here at district grain only.

A register quirk, stated plainly

Of the area's 15,649 line resales, 1,251 carry a Commercial usage code and 259 an Industrial one. The large majority, 1,428, sit on the Victory Heights villa tags, where the usage designation follows the land designation rather than the product. A usage filter would erase a continuous villa market, so no usage filter applies at this desk; the usage census is printed at every update as a standing check.

Source and completeness

Sole source: the Dubai Land Department's open register. Each extract is built by repeated retrieval and unioned on transaction identity until successive retrievals add nothing new. An extract is accepted only when the area's sentinel transactions are present. The area's universe is the Dubai Sports City master record in the Al Hebiah Fourth area.

Basis

Completed resales only: sale procedure, existing-property registration, duplicates removed on transaction identity. Off-plan sale registrations, delayed-sale instruments and lease-to-own financing registrations are outside the basis and censused at every update. Registered below-market transfers remain in all counts and medians; published ranges note their presence.

Lines, records and thresholds

The area reports at the register's project grain: every project tag with a registered resale record is its own line. Four registers route out of the lines before any figure is computed: office, shop and hotel-apartment resales to the commercial and hospitality record; whole-building transfers to the building record; untagged land to the parcel record; untagged villas to their own record.
