The trading lines, at the register's own grain
In the twelve months to 26 August 2026, 30 lines registered resales across the three registers. The Register column names which one: 1 for Arabian Ranches - 1, II for Arabian Ranches II, 3 for Arabian Ranches 3, exactly as the Land Department writes them. The largest line is the original estate itself: the Land Department records Arabian Ranches - 1 almost entirely without project tags, so the villa stock it leaves untagged is one line of 8,440 registered resales, more than four in five of the 10,152 on this desk, and more than half of everything registered in the current window. In all, the register holds a registered resale record on 32 Arabian Ranches lines, 10,152 line resales since December 2006; the two lines with nothing in the current window follow below. The three registers
Arabian Ranches is one market and three registers. The Land Department writes the phases as three separate master records in three separate areas: Arabian Ranches - 1 in area 434, Wadi Al Safa 6; Arabian Ranches II in area 463, Wadi Al Safa 7; Arabian Ranches 3 in area 467, Wadi Al Safa 5. They are one product class throughout, villas and villa plots, with no apartment stock anywhere in the family, so they belong on one desk; they are three registers with three different histories, so they are never blended into one figure. The first phase has been trading since December 2006 and carries 8,776 registered resales; the second opened its record in February 2015; the third registered its first resale in April 2023 and has 139 of its 275 lifetime resales in the current window alone.

Lines awaiting a first registered resale
The register carries 3 further Arabian Ranches project tags with no registered line resale yet, all three of them in Arabian Ranches 3, where the register so far holds only off-plan and payment-plan registrations: Arabian Ranches lll - Anya, Arabian Ranches lll - Anya 2, Arabian Ranches lll - May. A line joins the tables above when its first resale registers. The register decides; the desk waits.
The records beyond the lines
Two registers sit outside the residential lines and enter no line figure. The whole-building record holds a single registered building transfer, AED 1,686,954 in February 2019, untagged, under the Arabian Ranches - 1 master; building title and villa title are different products, so it is reported here rather than inside a line. The second is a matter of scope. The three areas that carry the Ranches registers are not Ranches-only: area 467 is mostly Dubai Land Residence Complex and holds Arabian Ranches 3 as a minority tenant, and area 463 carries Rukan, 800 Villas, The Sustainable City, Al Waha Villas, The Palmarosa and Dubai Life Style City alongside Arabian Ranches II. Those developments are other markets with their own registers. They are censused and stated, never blended: 10,961 registered resales since March 2007 under other master records, 1,308 of them in the current window, none of which appears in any figure on this page. By master: Dubai Land Residence Complex (5,245), The Villa (2,573), THE SUSTAINABLE CITY (580), Rukan (538), 800 Villas (508), Al Waha Villas (352), Dubai Life Style City (85), and 1,080 registered under no master record at all. They are not Arabian Ranches lines, they are not awaiting a first resale, and they are not counted anywhere above.

A new letting therefore registers about 85% higher than a renewal.
This is the district's whole registered letting record. The Land Department's rent register names a project on only 15,913 of these 136,980 tenancies — 88% carry no project tag at all, where the sale register tags every one — so 29 of the 35 lines with a sale record can carry a rent figure of their own, and the rest are reported here at district grain only.

A register note, stated plainly
Two things in this register are worth stating before anyone reads a figure from it. The first is land. In the Desk's tower districts the register writes land as development plots, and land routes out of the lines because a plot is never the product. Here it is the opposite: every one of the 47 land-title resales in the family is villa-scale registered title, from 660 to 3,083 square metres, and four lines trade wholly as land with no villa-title resale at all: GOLF HOMES in the first phase, and Caya, Elie Saab and Elie Saab ll in Arabian Ranches 3, whose 29 plots run from 393 to 611 square metres. Land is the registered product in this family, so land reports on its line. The one place the desk splits it is the untagged block of the first phase, where 8,440 villa-title resales and 16 land-title resales are two lines rather than one, because the register itself writes them as two products. The second is a name that sits on both sides of the scope line: the register carries Al Waha Villas as its own master record in area 463, which is outside this desk, and Al Waha as a project tag inside the Arabian Ranches II master, which is a line above with 44 registered resales. They are not the same register object; the master record decides, as it does everywhere on this desk. Separately, 142 of the 10,152 line resales carry a usage code other than Residential, all of them ordinary tagged villa resales in the second and third registers. No usage filter applies at this desk; the usage census is printed at every update as a standing check.

Source and completeness
Sole source: the Dubai Land Department's open register. Each extract is built by repeated retrieval and unioned on transaction identity until successive retrievals add nothing new, then de-duplicated on transaction identity. An extract is accepted only when the area's sentinel transactions are present. Three areas are retrieved in full, 434, 463 and 467, and the desk's universe is the Arabian Ranches master family within them: the three master records the Land Department writes as Arabian Ranches - 1, Arabian Ranches II and Arabian Ranches 3. Every other master record in those areas is enumerated and routed to the record above, so a transaction under a new master record fails the build until it is ruled.
Basis
Completed resales only: sale procedure, existing-property registration, duplicates removed on transaction identity. Off-plan sale registrations, delayed-sale instruments, payment-plan sales and lease-to-own financing registrations are outside the basis and censused at every update. Registered below-market transfers remain in all counts and medians; published ranges note their presence.
Lines, records and thresholds
The desk reports at the register's project grain: every project tag with a registered resale record is its own line, named exactly as the Land Department writes it, including its own spelling variants. The register leaves the first phase almost entirely untagged, with no sub-community tag and no building name, so its untagged stock reports as two disclosed lines attributed by register property type, villa title and land title kept apart. Two registers route out of the lines before any figure is computed: whole-building transfers to the building record, and every master record outside the Ranches family to the scope record. Land title stays on its line, because in this family the register writes land as the product. Publication thresholds are the Desk's standard: median at eight or more sales in the window, the range at three to seven, the count below three.
