Dubai Land Department registered transactions, read nightly. A sample is not a record: where the read is incomplete the desk stays closed until it verifies.
Basis
Resales of completed homes. Off-plan registrations are counted on their own desk. The middle price is the median of registered prices in the window, and it is given per block, never for the district as a whole.
Blocks, bedrooms, thresholds
Blocks are counted as the register names them. A block with fewer than three sales in the window shows its count and no price; between three and seven it shows the range; at eight or more it shows the middle price.
Rents
Ejari registered contracts: the annual figure written on the contract, new and renewed, by bedroom count.
