*Includes registered below-market transfers. Classes are reported separately and never combined into an island figure: a frond villa and a trunk apartment do not average, and one blended number would describe neither. With a thin sample, the honest number is the range. Shorter windows are noisier: a six-month median can sit above or below the twelve-month figure without contradiction.

Twelve untagged residential registrations of 3,500 square metres or more sit outside every line. The register cannot distinguish an assembled parcel from a trophy estate: title form does not separate plot from built home, so these rows are classified and documented here, never in a line median.

The handover-registration record
The register records the island's handovers as ordinary sales. Four classes predate the off-plan registration regime: the three frond classes to the end of 2012 and Shoreline to the end of 2013. Within those eras, registrations below the register's own valley at AED 8,000 per square metre are the developer's handover registrations, not market resales; a later drip of registrations at the developer's exact list prices carries the same instrument. All 2,164 rows are recorded here, era-labelled, and enter no line median. The genuine market record opens in February 2007.
The rule has an honest edge, and the desk names it: about a hundred early Shoreline registrations from 2009 to 2013 sit below the valley without a corroborating signature, and a small number could be genuine low sales rather than handover transfers. Each is documented by identifier in this record.

The commercial and hospitality record
The register's usage designation separates the island's residential lines from 1,421 basis registrations it marks otherwise: hotel-unit stock under the register's hospitality designation, and a commercial record that includes the island's untagged commercial-parcel market, a real and distinct series. These rows are recorded here and are never published as residential.

The island
Palm Jumeirah is Nakheel's palm-shaped island: a trunk, sixteen fronds and an eleven-kilometre crescent, built from June 2001, with the first homes handed over in 2006. The register records the island under its own name, one master record, with no registered rows anywhere else.
The island's homes fall into product classes at different registered grains. On the fronds, the Signature Villas, Garden Homes and Canal Cove townhomes carry no project tag; their plot sizes sit in three separated bands, and the desk attributes them by that fingerprint, stated wherever a figure appears. On the trunk, the Shoreline, Oceana and Dream Palm Residence buildings carry building names; later towers carry the register's own project tags.
This page attaches no figure to any grouping the register does not carry, and the desk does not infer what it cannot trace.
Where the island trades
In the twelve months to 26 August 2026, the Signature band traded at a median of AED 5,643 per square foot and a median price of AED 81 million. The island's registered record runs nineteen full-tier years on both frond and trunk lines, the deepest waterfront record on the Desk, and every one of the island's twenty-seven line-basis resales at or above AED 100 million was registered in 2021 or later.

4,554 registered tenancies of a home in Palm Jumeirah started in the twelve months to 19 August 2026, out of 59,726 on the register all told.

A new letting therefore registers about 15% higher than a renewal.
This is the district's whole registered letting record. The Land Department's rent register names a project on only 31,440 of these 59,726 tenancies — 47% carry no project tag at all, where the sale register tags every one — so 26 of the 62 lines with a sale record can carry a rent figure of their own, and the rest are reported here at district grain only.

The Palm Jumeirah Registry Index
The desk's registry index publishes as paired CSV and JSON files: palm-jumeirah-registry-index_YYYY-MM for the trailing windows, with the annual file alongside. Files are versioned monthly and never silently rewritten, under the family scheme of The Dubai Registry Index.
The index publishes when the desk opens: after the production extract passes completeness verification, the aggregates clear the publication thresholds, and a month of figures survives the audit chain.

Source and completeness
Sole source: the Dubai Land Department's open register. Each extract is built by repeated retrieval and unioned on transaction identity until successive retrievals add nothing new. An extract is accepted only when the island's sentinel transactions, including its record sales, are present. The register's Palm Jumeirah universe is the island's master record within its own registry area; a sweep of the full area confirms the only rows outside it are an untagged block the register itself marks as non-residential developer material, documented in the census record.
Basis
Completed resales only: sale procedure, existing-property registration, duplicates removed on transaction identity. Every residential line additionally takes the register's residential usage designation; hotel-unit and commercial stock are recorded in their own section and never published as residential. Twenty partial-interest registrations are excluded by a two-signal signature, an area physically impossible for the labelled product at a worth proportional to that area, each documented and re-verified by identifier at every update. Four registrations with impossible areas at full market prices stay in the price statistics, are excluded from per-square-foot rates, and are flagged. Registered below-market transfers of normal character remain in all counts and medians; the published range notes their presence.
Lines, attribution and thresholds
The island reports three attribution mechanisms, disclosed at every figure. Frond classes are attributed by registered plot-size fingerprint. Trunk sets are attributed by registered building name against sets verified complete at every update. Tagged towers carry the register's own project tags, spellings verbatim. Publication thresholds are the Desk's standard: median at eight or more sales in the window, the range at three to seven, the count below three. Lines are compared, never combined; no blended island figure exists on any surface of this desk.
The handover-registration rule
The island's handovers registered as ordinary sales in four pre-regime classes. Era registrations below the register's AED 8,000 per square metre valley, and the later drip at the developer's exact frozen list prices, form the handover-registration record: 2,163 rows, era-labelled, outside every line median. The rule's constants are frozen as ruled and its year-by-year counts are asserted at every update. Its honest edge is stated in the record section above: the desk names its gray zones.
