Lines awaiting a first registered resale

The register carries 15 further Motor City project tags with no registered line resale yet. Nine of them are future towers and plot developments whose only basis entries are their development plots, reported in the parcel record below: 15 CASCADE, ANANDA RESIDENCES, Beverly Grande, Monarch, SIERRA BY IMAN, Sobha Solis, Sold Without Project for Union Properties, The Community Motor City, Velos Residence. One, AC3, enters the basis once, as the whole-building transfer reported in the building record below. The remaining 5 have no basis entry yet. The records beyond the lines

Three registers sit outside the residential lines and enter no line figure. The commercial record holds 549 registered resales since May 2011: 378 offices and 171 shops. The offices sit in four named buildings: the Control Tower, untagged in the register, with 183, and the tagged office buildings Detroit House (154), Apex Atrium (34) and Daytona House (7). The shops are the Control Tower's retail building (29), the Green Community (22) and Grandstand (10) retail buildings, the podium shops of the Fox Hill buildings (86) and Rabdan (8), and 16 shop resales under the Detroit House and Daytona House tags. 32 commercial resales registered in the window, between AED 1 million and AED 72 million. The whole-building record holds 14 registered building transfers since October 2012, one of them in the window: AED 182,100,000, registered December 2025 under the AC3 tag, the largest building transfer on the district's register. The parcel record holds 45 registered land transfers since January 2013, none in the current window. In this district the register writes land only as development plots and parcels, so all land routes to the parcel record, tagged or not: 31 transfers carry no tag, from AED 1.8 million to the district's largest registered transfer of any kind, AED 285,000,000, registered February 2013; the other 14 sit under nine future developments' own tags, among them Sobha Solis (AED 219.9 million), ANANDA RESIDENCES (AED 201.76 million), SIERRA BY IMAN (AED 136.61 million), 15 CASCADE (AED 110.73 million).

A new letting therefore registers about 9% higher than a renewal.

This is the district's whole registered letting record. The Land Department's rent register names a project on only 3,142 of these 30,850 tenancies — 90% carry no project tag at all, where the sale register tags every one — so 4 of the 75 lines with a sale record can carry a rent figure of their own, and the rest are reported here at district grain only.

A register note, stated plainly

The register writes one tag, CASA FLORES AND EDEN APARTMENTS, across two product classes: 133 villa registrations with no building record, and 220 apartment registrations in the Eden Apartments building. One line would blend a villa market into an apartment median, so the tag reports as two lines, split by the register's own product axis; a registration under the tag matching neither class fails the build until it is ruled. Two bulk transfers registered on one day in July 2015 remain on the villa lines under the desk's method, AED 178.5 million on Casa Flores and AED 136.5 million on the untagged villa line; both sit outside the current window and inside those lines' all-time records. Separately, 2 of the district's 6,088 line resales carry a Commercial usage code on residential product. No usage filter applies at this desk; the usage census is printed at every update as a standing check.

Source and completeness

Sole source: the Dubai Land Department's open register. Each extract is built by repeated retrieval and unioned on transaction identity until successive retrievals add nothing new, then de-duplicated on transaction identity. An extract is accepted only when the area's sentinel transactions are present. The area's universe is the Motor City master record, the whole of area 444, Al Hebiah First: the register writes every transaction in the area under this single master, the build asserts it at every update, and a transaction under any new master record fails the build until it is ruled.

Basis

Completed resales only: sale procedure, existing-property registration, duplicates removed on transaction identity. Off-plan sale registrations, delayed-sale instruments, payment-plan sales and lease-to-own financing registrations are outside the basis and censused at every update. Registered below-market transfers remain in all counts and medians; published ranges note their presence.

Lines, records and thresholds

The district reports at the register's project grain: every project tag with a registered resale record is its own line. The register leaves 51 buildings and part of the villa stock untagged; each untagged building is its own line, attributed by building set and verified complete against the register at every update, and untagged villa registrations report as one disclosed line attributed by register property type. One tag spans two product classes and splits by the register's own product axis, per the register note above. Three registers route out of the lines before any figure is computed: office and shop resales to the commercial record; whole-building transfers to the building record; and all land, tagged or untagged, to the parcel record, because this register writes land only as development plots and parcels. Publication thresholds are the Desk's standard: median at eight or more sales in the window, the range at three to seven, the count below three.
