The shops sit under six trading tags, IMPERIAL RESIDENCE (23), GREEN PARK (5), 555 PARK VIEWS (3), PARK ONE (3), EDMONTON ELM (1), Golden Wood Views (1), with 4 untagged. 48 commercial and hospitality resales registered in the window, between AED 377,600 and AED 2.17 million. The whole-building record holds 41 registered building transfers since March 2013, one of them in the window: AED 51 million under the APEX SUITES tag in January 2026. The other 67 sit under project tags: 46 across the 24 future developments rostered above, among them the largest registered transfer of any kind on the district's register, AED 137,061,450 under the Binghatti Luxuria tag in November 2025, then Binghatti Flare 01 (AED 87.2 million), Santorini Residences by Loutraki (AED 63.71 million), Binghatti Flare 02 (AED 62.8 million); and 21 stray plot rows under 10 trading tags, routed out of their lines so no plot ever enters a residential figure.

A new letting therefore registers about 8% higher than a renewal.

This is the district's whole registered letting record. The Land Department's rent register names a project on only 9,472 of these 25,334 tenancies — 63% carry no project tag at all, where the sale register tags every one — so 20 of the 72 lines with a sale record can carry a rent figure of their own, and the rest are reported here at district grain only.

A register note, stated plainly

The register writes hotel product two ways in this district, and the desk follows the register's product axis, never the tag's name. Under three tags, every registration is written as Hotel Rooms or Hotel Apartment; those tags report whole in the commercial and hospitality record above. Under the TERHAB HOTEL & TOWERS AT JUMEIRAH VILLAGE TRIANGLE tag, the register writes its 44 resales as Flats under Residential usage, so TERHAB trades above as a residential line, 34 resales in the window at a median AED 580,000. The name says hotel; the register says flats; the register decides. Separately, 13 of the district's 4,843 line resales carry a Commercial usage code on residential product, all of them untagged stock. No usage filter applies at this desk; the usage census is printed at every update as a standing check.

Source and completeness

Sole source: the Dubai Land Department's open register. Each extract is built by repeated retrieval and unioned on transaction identity until successive retrievals add nothing new, then de-duplicated on transaction identity. An extract is accepted only when the area's sentinel transactions are present. The area's universe is the Jumeirah Village Triangle master record, the whole of area 442, Al Barsha South Fifth: the register writes every transaction in the area under this single master save three rows under no master at all, one of which enters the basis as the disclosed parcel above. The build asserts the master on every line rule at every update, and a transaction under any new master record fails the build until it is ruled.

Basis

Completed resales only: sale procedure, existing-property registration, duplicates removed on transaction identity. Off-plan sale registrations, delayed-sale instruments, payment-plan sales and lease-to-own financing registrations are outside the basis and censused at every update. Registered below-market transfers remain in all counts and medians; published ranges note their presence.

The register leaves three buildings and the district's largest product, its villa stock, untagged; each untagged building is its own line, attributed by building set and verified complete against the register at every update, and untagged villa registrations report as one disclosed line attributed by register property type. Three registers route out of the lines before any figure is computed: shop and hotel-product resales to the commercial and hospitality record, by the register's own product axis; whole-building transfers to the building record; and all land, tagged or untagged, to the parcel record, because this register writes land only as development plots and parcels.
