The records beyond the lines

Three registers sit outside the residential lines and enter no line figure. The commercial record holds 11 registered shop resales since March 2022, all of them in the two untagged towers, 7 in the window between AED 1.64 million and AED 6.16 million. The parcel record holds 10 registered land transfers since April 2021: under the estate's apartment master the register writes land as tower development plots, so 5 of its transfers carry a future tower's own tag (City View Dubai Hills Residences, Mallside Residence, Soho The Berkeley) and 5 carry none; the highest, AED 201.82 million, registered November 2023 under the City View Dubai Hills Residences tag. And the area register beyond the estate holds 485 registered resales since March 2018, 115 in the window: area 482, Hadaeq Sheikh Mohammed Bin Rashid, also carries District 7, a separate development of 478 registered resales across its own master record (213 units, 157 villas, 104 plots, 4 whole buildings), and 7 unmastered land parcels, the largest AED 1,335,992,819, registered December 2025. Neither belongs to Dubai Hills Estate, so neither enters a line on this page; both are censused at every update so the area reconciles.

New tenancies, 4,492 of them, register at median AED 135,000 a year. Renewals, 2,616 of them, register at median AED 140,000.

This is the district's whole registered letting record. The Land Department's rent register names a project on only 30,742 of these 34,222 tenancies — 10% carry no project tag at all, where the sale register tags every one — so 40 of the 72 lines with a sale record can carry a rent figure of their own, and the rest are reported here at district grain only.

A register note, stated plainly

In this area the register writes land with two meanings, and the desk splits them by the register's own master axis. Under the apartment master, a land row is a tower development plot and routes to the parcel record above. Under the villa masters, the plot is the community's registered product: Address Hillcrest, Dubai Hills - Hills Grove Community, Dubai Hills - Hills View Community, Emerald Hills at Dubai Hills, Golf Place, Golf Place ll, Sidra 3, The Fairway at Dubai Hills, The Parkway at Dubai Hills trade wholly or largely as registered land, and those transfers ARE the community's resale record, reported on its line. Separately, 132 of the estate's 5,143 line resales carry an Other usage code, almost all of them in the plot communities. No usage filter applies at this desk; the usage census is printed at every update as a standing check.

The Dubai Hills Estate Registry Index

The desk's registry index publishes as paired CSV and JSON files: dubai-hills-estate-registry-index_YYYY-MM for the trailing windows, with the annual file alongside. Files are versioned monthly and never silently rewritten, under the family scheme of The Dubai Registry Index.

Source and completeness

Sole source: the Dubai Land Department's open register. Each extract is built by repeated retrieval and unioned on transaction identity until successive retrievals add nothing new, then de-duplicated on transaction identity. An extract is accepted only when the area's sentinel transactions are present. The area's universe is the Dubai Hills master family in area 482, Hadaeq Sheikh Mohammed Bin Rashid: the Dubai Hills Estate apartment master and the estate's villa-community masters, nineteen master records read as one estate. The same area's District 7 masters and unmastered parcels are censused and reported beyond the estate, never blended.

Basis

Completed resales only: sale procedure, existing-property registration, duplicates removed on transaction identity. Off-plan sale registrations, delayed-sale instruments, development registrations and lease-to-own financing registrations are outside the basis and censused at every update. Registered below-market transfers remain in all counts and medians; published ranges note their presence.

Lines, records and thresholds

The estate reports at the register's project grain: every project tag with a registered resale record is its own line, and in the plot communities the registered land transfer is the line's product, per the register note above. The register leaves two towers untagged; each is its own line, attributed by building set and verified complete against the register at every update. Three registers route out of the lines before any figure is computed: shop resales to the commercial record; apartment-master land to the parcel record; and everything outside the Dubai Hills master family to the beyond-the-estate census. Publication thresholds are the Desk's standard: median at eight or more sales in the window, the range at three to seven, the count below three.
