Majan prices: what its apartments and plots actually registered
This page is for owners and buyers in Majan. It explains what the Dubai Land Department's register of completed sales says about prices here, in plain words, and every figure in it comes from that register.
See what homes like yours really sold for, home by home and district by district, from the Land Department's own record.
The Dubai Land Department registers Majan in one area, Wadi Al Safa 3, under a master community of that exact name. The same area also holds Al Barari, Living Legends and Mohammed Bin Rashid Al Maktoum District 11, which the register files under names of their own; they are not counted on this page. The first resale the Land Department registered in Majan is dated 2010, and there are 1,751 registered resales in total.

The eight busiest are Jumeirah Village Circle, Business Bay, Dubai Marina, Mohammed Bin Rashid City, International City Phase 1, Dubai Sports City, Downtown Dubai and Arjan, and twenty-one more are on the reports desk. What it is
A PDF of the Land Department's own register for one place. No asking prices, no listings, no opinion of ours.
What you get
Every registered sale in it, row by row and newest first: the date, the price, the size, the rate per square foot, and the rent record beside it.
How it is yours
Bought once, tax inclusive, no subscription. Emailed by a person, usually within the hour. Keep it, print it, show it to anyone.
Why it will not embarrass you
Every figure traces to a registered transfer, and each page count on this page is the real length of the file we fetched and counted. If it is wrong you get the corrected file: delivery, replacement and cancellation.
Why you would buy it again
The register moves every day. A document is rebuilt at the next reading after its register moves and says the date it was read to, so a later copy carries every sale registered since.

Some towers have no project name in the register
Many resales in Majan are filed with no project name at all. Where the register still writes the tower's own name, the Desk places the sale under that tower. Plots filed with neither are kept together as one section and never shared out among the towers.
Shops and offices are counted apart
The register holds a few shops, offices and hotel apartments here as well as homes. They are counted and kept in the Desk's business record, and kept out of the prices a buyer of a flat would compare against.
Why the count beside the price matters
The Desk prints a middle price where a tower registered at least eight resales in the year, a range where it registered three to seven, and only a count below that. Many towers here trade only a few times a year, and the count is what tells you which you are looking at.
The free desk page carries every tower and project with its twelve-month count, middle price, range and rate per square foot. The paid record carries the year-by-year history and every registered sale, one row at a time.
