Arabian Ranches villa prices: the registered record, not the listing
Arabian Ranches is one of Dubai's most established villa communities, and it trades on a scale that makes the register unusually reliable: hundreds of registered resales a year, across dozens of sub-communities, over two decades. If you want to know what a Ranches villa is worth, this is the community where the record can answer the question directly.
In the twelve months to 26 August 2026, the Dubai Land Department registered 520 villa and townhouse resales across Arabian Ranches and its later phases, spread over 30 sub-communities that traded in the period. The largest group, villas the register does not tag to a named project, registered 264 resales at a median of AED 6.38 million and about AED 1,379 per square foot. Among the named sub-communities, Arabian Ranches lll - June registered 24 resales at a median of AED 5.7 million and Arabian Ranches-Casa Community registered 20 at a median of AED 6.3 million.
What "villas without a project tag" means
The Land Department tags most registered sales to a named project. Where it does not, the Desk reports them together rather than guessing which sub-community they belong to, because a guess is not a registered fact. In Arabian Ranches that untagged group is large and old, and its median is a fair read of the community as a whole; the named groups tell you what each sub-community registered.
The long view
The Ranches register begins in 2006 and holds 10,152 resales in total. The community was built out in phases, and the register shows each phase's resales starting as it handed over. That history is why a Ranches price has context that a newer community's price does not: the same rows have registered sale after sale for many years.
The free desk page lists every sub-community with its twelve-month count, median, range and rate. The paid report carries the year-by-year record and every registered sale row by row.
