What "villas without a project tag" means
The Land Department tags most registered sales to a named project. Where it does not, the Desk reports them together rather than guessing which sub-community they belong to, because a guess is not a registered fact. In Arabian Ranches that untagged group is large and old, and its median is a fair read of the community as a whole; the named groups tell you what each sub-community registered.
The long view
The Ranches register begins in 2006 and holds 10,255 resales in total. The community was built out in phases, and the register shows each phase's resales starting as it handed over. That history is why a Ranches price has context that a newer community's price does not: the same rows have registered sale after sale for many years.
