How to compare a listing with the register
Take the building. Its twelve-month median tells you the middle registered price; its rate per square foot lets you compare units of different sizes. A listing well above the registered rate for its own building needs a visible reason: floor, view, upgrades. If the reason is only that a neighbour is asking the same, the register is the better guide.
