Dubai Marina apartment prices: what the register shows, tower by tower
Dubai Marina has more apartment towers than any community on The Dubai Desk and the widest spread of registered prices between them. It is also the community where "Marina prices" are most often quoted as one number. The register does not support one number; it supports about a hundred and forty.
In the twelve months to 26 August 2026, the Dubai Land Department registered 1,947 resales across Dubai Marina, over 118 towers that traded in the period. The busiest were Liv Waterside (95 registered resales, median AED 2.61 million), Park Islands (73 resales, median AED 2 million) and Princess Tower (52 resales, median AED 2.12 million).
Why the tower is the unit
The Marina's towers were built over two decades by many developers, at every finish level, on the water and away from it. Two towers on the same street can register medians that differ by a factor of two, and the per-square-foot rates behind them differ by more. Old towers and new handovers
The register holds Marina sales since 2007, 44,365 resales in total, so for the established towers there is a long history and the medians move slowly. The newest handovers register high first-year volume as off-plan buyers sell on; their medians are real registered prices but describe a building's first year rather than a settled market. The Land Department also records transfers at below-market values, which is why the Desk leads with the median and the count and does not print the lowest transfer in a tower as a price.
