Jumeirah Beach Residence is a run of residential towers along the beach at the end of Dubai Marina, above the shops and restaurants of The Walk. It is one of the older waterfront addresses in the city: the Land Department registered its first resale here in 2007, and there are 12,197 registered resales in total.

Why the tower matters more than the address

The prices above are all in Jumeirah Beach Residence and they are a long way apart. The original beachfront clusters were finished together in the second half of the 2000s, and the newer towers at the Marina end were handed over more than a decade later to a different specification. A single figure for the whole address would sit between them and describe none of them. Where the register puts the tower name

Most registrations here carry no project tag at all. What they do carry is the Land Department's own building name, and that is what places them: a sale in Bahar 1 is registered as Bahar 1. Hotel apartments are not homes and are counted apart

Some of the towers here hold serviced or hotel apartments, which the register types differently from a home. Those registrations are counted and kept, and they are kept out of the prices a buyer of a flat would compare against, because a hotel unit and a two-bedroom apartment are two different things being sold. How to read the numbers

The Desk prints a middle price where a tower registered at least eight resales in the year, a range where it registered three to seven, and only a count below that. A handful of sales is a fact about a handful of homes rather than a price for the building, and this district is old enough that some towers trade steadily while others barely trade at all.
