Mohammed Bin Rashid City prices: what Sobha Hartland, Meydan One and District One actually registered
This page is for owners and buyers in Mohammed Bin Rashid City. It explains what the Dubai Land Department's register of completed sales says about prices here, in plain words, and every figure in it comes from that register.
See what homes like yours really sold for, home by home and district by district, from the Land Department's own record.
The Dubai Land Department files this part of Mohammed Bin Rashid City in one area, Al Merkadh, under three names of its own: Sobha Hartland, Meydan One and District One, which the register writes as Mohammed Bin Rashid Al Maktoum City District One. Those three are what this page covers. Dubai Hills Estate, also part of the wider city, is registered in a different area and has its own page on the Desk. The first resale the Land Department registered here is dated 2014, and there are 5,885 registered resales in total.
In the twelve months to 22 October 2026, the Dubai Land Department registered 1,490 resales across these three communities, spread over 105 towers and communities that changed hands in that year. The busiest was Sobha Creek Vistas with 108 registered resales at a middle price of AED 1.18 million; then Sobha Creek vistas Reserve (66 resales, middle price AED 1.16 million) and Sobha Hartland Greens - Phase III (52 resales, middle price AED 1.43 million).

The same report is on sale for every other district on this site. The eight busiest are Jumeirah Village Circle, Business Bay, Dubai Marina, International City Phase 1, Dubai Sports City, Downtown Dubai, Arjan and Dubai Hills Estate, and twenty-one more are on the reports desk. Each one is this year for AED 199 or one earlier year for AED 99, and every year since the register opened for AED 499 where that record is on the shelf. 16 towers and communities in those districts have a file of their own, AED 49 for the last twelve months or AED 149 for every sale since the first. What it is
A PDF of the Land Department's own register for one place. No asking prices, no listings, no opinion of ours.
What you get
Every registered sale in it, row by row and newest first: the date, the price, the size, the rate per square foot, and the rent record beside it.
How it is yours
Bought once, tax inclusive, no subscription. Emailed by a person, usually within the hour. Keep it, print it, show it to anyone.
Why it will not embarrass you
Every figure traces to a registered transfer, and each page count on this page is the real length of the file we fetched and counted. If it is wrong you get the corrected file: delivery, replacement and cancellation.
Why you would buy it again
The register moves every day. A document is rebuilt at the next reading after its register moves and says the date it was read to, so a later copy carries every sale registered since.

Three communities, one register area
A flat in a Sobha Hartland tower and a villa in District One are not the same market, and they do not average into a figure a buyer of either can use. The Desk prints every figure tower by tower and project by project, under the community the register names, and says which kind of home each one is.
Why the count beside the price matters
The Desk prints a middle price where a tower registered at least eight resales in the year, a range where it registered three to seven, and only a count below that. Much of this area is still being handed over, so some towers trade steadily and others have barely traded at all, and the count is what tells you which you are looking at.
The free desk page carries every tower and project with its twelve-month count, middle price, range and rate per square foot. The paid record carries the year-by-year history and every registered sale, one row at a time.
