Motor City apartment prices: what the register shows building by building

Motor City is a low-rise, established apartment community with a long register and, lately, a set of new buildings that have changed what "a Motor City price" means. If you are reading an asking price here, the first question is which of those two markets the building belongs to.

In the twelve months to 26 August 2026, the Dubai Land Department registered 856 resales across Motor City, over 51 buildings. Rabdan led with 250 registered resales at a median of AED 919,893 and about AED 1,150 per square foot; Eden Apartments registered 138 at a median of AED 1.11 million; and Barton House 1, one of the community's original buildings, registered 108 at a median of AED 649,678.

Old stock and new stock

The original Motor City buildings have registered sales since 2009 and their medians move slowly. The newer buildings register at higher rates per square foot and, in their first year, a high share of onward sales from off-plan buyers. Both are real registered prices; they are just answers to different questions. A buyer comparing a listing with the register should compare it with its own building's figures, not with the community's busiest tower.

What the rate tells you

The per-square-foot rate is where old and new stock are most easily compared. Barton House 1 at about AED 928 per square foot and Rabdan at about AED 1,150 show how much of the price gap is the building and how much is the size of the typical unit.
