Palm Jumeirah prices: what the register says villas and apartments sold for

The Palm is really three markets that share a postcode: the apartment buildings along the trunk and on the crescent, the Garden Homes and Signature Villas on the fronds, and a thin layer of trophy sales that set records and tell you little about the rest. Asking prices on the Palm are famous for optimism. The register is not.

In the twelve months to 26 August 2026, the Dubai Land Department registered 807 resales across Palm Jumeirah, spread over 34 buildings and villa groups that traded in the period. The busiest was Shoreline Apartments with 149 registered resales at a median of AED 4.6 million; then Marina Residence (80 resales, median AED 4.2 million) and Garden Homes (58 resales, median AED 35 million).

Those three medians tell the Palm's story in one line. An apartment on the trunk changes hands for a few million; a Garden Home on a frond is a different order of magnitude; and the per-square-foot rates behind them are as far apart as the prices. That is why a "Palm Jumeirah average" is a number to distrust. Ask instead what the building or villa type you are looking at actually registered.

Reading the medians

A median of AED 4.6 million on 149 sales in Shoreline Apartments is a figure you can lean on. A single registered sale in a quiet villa row is a fact about one home, not a price for the row.
