Town Square is a planned community off Al Qudra Road with apartment blocks around a central park and rows of townhouses behind them. The Land Department registered its first resale here in 2014, and there are 4,337 registered resales in total.
In the twelve months to 22 October 2026, the Dubai Land Department registered 800 resales across Town Square, spread over 21 apartment blocks and communities that changed hands in that year. The busiest was Town Square Zahra with 129 registered resales at a middle price of AED 1.17 million; then Maha Townhouses (83 resales, middle price AED 3 million) and Town Square Safi (53 resales, middle price AED 1.16 million).

Two kinds of home in one district
The register here holds apartments and houses in almost equal numbers, and they are not the same market. An apartment in one block and a townhouse in another do not average into anything a buyer of either can use. The Desk prints the figure block by block and project by project, and says which kind each one is.
Why the count beside the price matters
The Desk prints a middle price where a apartment block registered at least eight resales in the year, a range where it registered three to seven, and only a count below that. In a community released in phases, some blocks trade steadily and others have barely traded at all, and the count is what tells you which you are looking at.
