Al Furjan is one of the few Dubai districts where villas, townhouses and apartment blocks all trade in numbers, so its register carries three quite different markets under one name. The first resale here is dated 2012, and the Land Department has registered 6,832 in total.

In the twelve months to 3 September 2026, the Dubai Land Department registered 886 resales across Al Furjan, over 64 buildings and projects that changed hands in that year. Villas without a project tag led with 84 registered resales at a middle price of AED 3.84 million; Lands without a project tag registered 50 at a middle price of AED 9.1 million; and Tilal AL Furjan- Phase One registered 50 at a middle price of AED 5.99 million.

Why an Al Furjan average would tell you nothing

A four-bedroom villa and a studio in a new block are both Al Furjan sales, and averaging them produces a number that describes neither. Where the register draws its lines

Land sales are recorded here in some volume, and land is not a home: those registrations are counted but they never set a price for a house. The same goes for shops and offices. What is left is homes changing hands at what a home is worth, which is the only thing the prices on this desk are built from.
