Business Bay is the busiest resale market in Dubai that most price guides describe with a single number, and it is the one district where a single number is most certainly wrong. The reason is not the towers. It is that Business Bay is genuinely mixed use, and close to half of everything the Land Department registers here is not a home at all.
In the twelve months to 26 August 2026, the Dubai Land Department registered 2,092 home resales across Business Bay, over 85 buildings that traded in the period. The busiest were Peninsula Three (124 registered resales, median AED 1.75 million, about AED 2,674 per square foot), Damac Towers By Paramount (96 resales, median AED 1.6 million) and Prive By Damac (87 resales, median AED 1.05 million).
The offices are the reason the averages you have seen are wrong
The register types every Business Bay transaction by product: a flat, an office, a shop, a hotel room. Close to half of the district's registered resales are offices, shops and hotel stock, and their prices behave nothing like an apartment's. Blend them and you get a number that describes no buyer and no seller. The Desk routes every one of them out before a single figure is computed, counts them openly on the district page, and publishes only what the register calls a home. If a price you have been quoted for Business Bay looks strange, this is the most likely reason.
Why the building is the unit
Even among the homes the spread is wide. Business Bay's towers went up over more than a decade, by many developers, along the canal and away from it, and two buildings a few hundred metres apart can register medians that differ by a factor of two. The Desk therefore publishes the district for a building, never for one home: 85 buildings that traded in that time, each with its own count, median, range and per-square-foot rate, and its window split by bedroom count where the register carries one. The register names more buildings still that have never registered a resale; they are listed and they wait.
What the history shows
The register holds Business Bay resales since 2010, 18,385 home resales in total, so the established towers have a long record and their medians move slowly. The newest handovers register high first-year volume as off-plan buyers sell on; those medians are real registered prices but describe a building's first year of trading rather than a settled market. The Land Department also records transfers at below-market values, which is why the Desk leads with the median and the count and never prints the lowest transfer in a building as its price.
