Downtown Dubai is the address most people picture when they think of buying in this city, and it is the one where a single average is least use. The district holds the tallest residential stock in the world alongside low-rise boulevard buildings and serviced hotel apartments, and the register prices all of them separately. What follows is what the Dubai Land Department actually recorded, building by building.
In the twelve months to 26 August 2026, the Land Department registered 1,069 home resales across Downtown Dubai, over 34 of the 60 buildings and projects the register names here. The busiest were Burj Khalifa Towers (119 registered resales, median AED 5 million, about AED 3,000 per square foot), 29 Boulevard (75 resales, median AED 2.25 million, about AED 2,371) and The Address Dubai Opera (70 resales, median AED 4.2 million).
Why the building is the unit, and always will be here
The gap between AED 5 million in Burj Khalifa Towers and AED 2.25 million in 29 Boulevard is not a market moving. It is two different products a few hundred metres apart, and a Downtown median that sat between them would describe neither. The Desk therefore publishes no district figure at all: every building the register names gets its own count, median, range and rate per square foot, and its twelve-month window split by bedroom count where the register types one. If you have been quoted "the Downtown average", ask which building it came from.
The serviced and hotel stock is a different market in the same postcode
A large share of what the Land Department registers in Downtown is not an ordinary flat: it is hotel apartments and serviced units, which trade on yield rather than on the price of a home and register accordingly. The Desk routes them out before a single home figure is computed and counts them openly on the district page, so the numbers above are homes and only homes. It is the same treatment Business Bay's offices get, and it is the most common reason a Downtown figure you have seen elsewhere looks strange.
The long view
The Downtown register begins in 2007 and holds 12,166 registered resales in total, which makes it one of the deepest records in the city. In 2023, 112 resales were registered in BURJ KHALIFA TOWERS at a median of AED 4 million; the current twelve-month median there is AED 5 million, on 119 registered sales. BURJ KHALIFA TOWERS alone has recorded 1,579 resales since 2010. The register also records transfers at below-market values alongside arm's-length sales, which is why the Desk leads with the median and the count and never prints a building's lowest transfer as its price.
