International City Phase 1 prices: what its apartments and Warsan Village villas actually registered
This page is for owners and buyers in International City Phase 1. It explains what the Dubai Land Department's register of completed sales says about prices here, in plain words, and every figure in it comes from that register.
See what homes like yours really sold for, home by home and district by district, from the Land Department's own record.
The Dubai Land Department registers International City Phase 1 in one area, Al Warsan First, under a master community of that exact name. It is mostly low-rise apartment apartment blocks, many of which the register names by a cluster letter and a number, with the Warsan Village villas inside the same master. Phases 2 and 3 are registered in a different area, Al Warsan Fourth, and are not counted on this page. The first resale the Land Department registered here is dated 2007, and there are 30,652 registered resales in total.
In the twelve months to 22 October 2026, the Dubai Land Department registered 1,222 resales across International City Phase 1, spread over 233 apartment blocks that changed hands in that year. The busiest was International City Emarati with 99 registered resales at a middle price of AED 364,963. Then Lawnz Residence by Danube (64 resales, middle price AED 535,000) and Classic Apartments (24 resales, middle price AED 600,000).

The eight busiest are Jumeirah Village Circle, Business Bay, Dubai Marina, Mohammed Bin Rashid City, Dubai Sports City, Downtown Dubai, Arjan and Dubai Hills Estate, and twenty-one more are on the reports desk. Each one is this year for AED 199 or one earlier year for AED 99, and every year since the register opened for AED 499 where that record is on the shelf. 16 towers and communities in those districts have a file of their own, AED 49 for the last twelve months or AED 149 for every sale since the first. What it is
A PDF of the Land Department's own register for one place. No asking prices, no listings, no opinion of ours.
What you get
Every registered sale in it, row by row and newest first: the date, the price, the size, the rate per square foot, and the rent record beside it.
How it is yours
Bought once, tax inclusive, no subscription. Emailed by a person, usually within the hour. Keep it, print it, show it to anyone.
Why it will not embarrass you
Every figure traces to a registered transfer, and each page count on this page is the real length of the file we fetched and counted. If it is wrong you get the corrected file: delivery, replacement and cancellation.
Why you would buy it again
The register moves every day. A document is rebuilt at the next reading after its register moves and says the date it was read to, so a later copy carries every sale registered since.

A flat and a villa do not average
A studio in a cluster apartment block and a villa in Warsan Village are not the same market, and one figure across both would describe neither. The Desk prints every figure block by block and project by project, and says which kind of home each one is.
Shops are counted apart
The register holds several thousand shops here as well as homes. Those registrations are counted and kept in the Desk's business record, and they are kept out of the prices a buyer of a flat would compare against, because a shop and a one-bedroom apartment are two different things being sold.
Why the count beside the price matters
The Desk prints a middle price where a apartment block registered at least eight resales in the year, a range where it registered three to seven, and only a count below that. With more than two hundred apartment blocks in one master, many trade only a few times a year, and the count is what tells you which you are looking at.
The free desk page carries every apartment block and project with its twelve-month count, middle price, range and rate per square foot. The paid record carries the year-by-year history and every registered sale, one row at a time.
