JVC apartment prices: what buildings in Jumeirah Village Circle actually registered
Jumeirah Village Circle is Dubai's highest-volume resale market for apartments, and the one where the difference between a good building and an ordinary one matters most. Hundreds of towers, thousands of registered sales a year, and a spread of prices that a community average hides completely. The register is the only instrument fine enough to read it.
In the twelve months to 26 August 2026, the Dubai Land Department registered 4,158 resales across Jumeirah Village Circle, over 245 buildings that traded in the period. The busiest were Binghatti Apex (135 registered resales, median AED 1 million, about AED 1,408 per square foot), Binghatti Azure (129 resales, median AED 710,000) and Binghatti Royale (107 resales, median AED 1.97 million).
Why building matters more than community here
Those three buildings alone show medians that differ by a factor of two or more, and they are all in the same community, often within a few hundred metres of each other. Age, developer, finish and the size of the typical unit drive the spread. Newly handed-over buildings
Many of JVC's busiest buildings in the register are recent handovers, where a large share of the first year's registered resales are buyers selling on units bought off-plan.
