MIRABELLA 4, Jumeirah Village Circle: off-plan prices the register holds

Owners and buyers

This page is for anyone buying into MIRABELLA 4, or already holding a home there. It shows every sale the Dubai Land Department has registered in the project since the first one, month by month, and what the register says about how far construction has got. No asking prices, no renders, no listings.

See what homes like yours really sold for, home by home and district by district, from the Land Department's own record.

The Land Department has registered 15 off-plan sales in MIRABELLA 4 since 22 June 2009. Nothing has been registered here in the twelve months to 19 October 2026. 6 of these 15 registrations were filed on one day, 24 June 2009, which is what it looks like when a developer releases a batch of homes at one price.

What the register says about the construction. The register records this project as finished, it is 100 per cent built, and the register records it as finished on 18 December 2010. The register names a developer for this project in Arabic only, so this page does not print a name for it.

MIRABELLA 4 is a project in Jumeirah Village Circle that is not built yet. The Dubai Land Department has registered 15 sales there since 22 June 2009, the register read to 19 October 2026.

How these figures are made. An off-plan sale is a sale registered with the Dubai Land Department before the home was finished, so the buyer was buying from a plan. A registration is priced only where the register describes a home: a flat, a villa, a townhouse or a plot, in residential use where the register can tell, of at least 20 square metres and no more than 10,000 square metres. A price is used only where it is at least AED 100,000, and where it is not below a quarter of what comparable homes of the same kind fetched in the same place in the same year on both counts, for each square metre and for the sale as a whole. Everything left out is still counted as a registration. Off-plan registrations are counted exactly as the register files them, including where a developer released several homes on one day at one price, because those are separate people buying separate homes and leaving them out would hide what a launch actually registered at.

The register does not say whether an off-plan sale is the first sale of a home or a later one. Every off-plan sale it files carries the same four words, and the record carries no number for the home itself, only for the paperwork. So nothing here claims to tell you which registrations are people reselling before the home is finished. What is shown instead is what the project registered at when it first appeared in the register and what it registers at now.

Every figure on this page comes from the Dubai Land Department's own register of completed sales, the register read to 19 October 2026. Nothing here is an asking price and nothing here is a listing.
